What is a Transaction Coordinator?

Transaction Coordinators (TCs) are an integral part of the home sale process. They are the “behind the scenes” coordinator, used by Real Estate Agents, to manage the many details of the Seller’s transaction (much like what loan processors are to lenders). And for the first time, we’re passing this service directly to you – the home seller!

EVERY real estate transaction is unique with a number of 3rd parties involved that may include: brokers, escrow, lender, inspectors, and more. Including the purchase contract, there are state mandated disclosures, and other legal requirements necessary to sell a home. There are critical deadlines, time-sensitive tasks, and certain terms and conditions that must be met prior to closing. Action items that, if missed, can cause an offer to fall through…or worse, leave the seller open to legal action!

What We Do For You

When you work with FSBOprocessor, we will ensure that your seller required obligations are fulfilled and that all contractual deadlines are closely monitored. In addition, our services include the following:

• Purchase Contract - We will draft your purchase contract, per Seller/Buyer terms, on an official CA Association of Realtor’s (CAR) Residential Purchase Agreement.
• Disclosures - There are a number of state mandated disclosures that are required by Sellers for their home sale. We make sure that you receive/complete ALL required disclosures per CA Bureau of Real Estate (BRE) requirements.
• Review Paperwork - We review the contract, disclosures, and all paperwork for signatures and completeness.
• Critical Deadlines – For both Seller and Buyer, there are a number of contractual deadlines that must be met. We create a tickler system to remind parties of required action items prior to deadline, guiding the transaction to a successful close.
• Loan Progress – The Buyer’s loan process is one of the most critical factors to a successful close. As such, we closely monitor its progress including: loan approval, ordering of appraisal, status of loan documents, etc.
• Addendums – Per any changes to original contract terms, we will draft the required addendums, per Seller and Buyer terms, and check for completion.
• Escrow – We work closely with escrow the entire process, making sure they receive all required paperwork, forms, and any contractual changes prior to close.
